If "historic" means "old" - this hotel is very historic. 1st room smelly, dirty/rusty toilet, asked for a change. 2nd room nicer, but still not at all special. Needs an update badly. Service staff here seems generally unhappy. Untrained college kids, healthy dose of attitude. Nice lobby, but that's where the fun ends!

A friend and I spent a few days in Charleston on our way to Hilton Head. We found The Francis Marion Hotel and Spa to be a lovely older hotel. It is directly across from Marion Square, which is a very convenient location for sightseeing in Charleston. Parking can be a problem in downtown Charleston, so the valet parking was a plus. The free “hop on, […] hop off” bus stops on the corner across the street from the hotel. When you step into the hotel lobby it is like stepping back in time to the days of the Grand Old South. It contains several comfortable seating areas, a bar, a grand piano and beautiful chandeliers. Considering its’ age, the hotel is in good condition. Our room was rather small. The bed was extremely comfortable and the décor was above standard. We had a wonderful view of the city and the harbor from our 11th floor room. The bathroom is very small compared to today’s standards; however, you have to remember they didn’t have large bathrooms during the time period the hotel was built. The service was excellent and the staff extremely helpful. The hotel offers a safety deposit box service to their quest free of charge. Their restaurant has a relaxed “nice-casual” atmosphere, full bar service and piano entertainment on selected nights. We enjoyed wonderful meals there, selected from their varied menu. Perfectly located across from a park and close to all attractions, restaurants. Lovely hotel with great history. We would stay again. Excellent value.

We came to Charleston for a combination 'girls' weekend/birthday celebration, and we were treated like royalty by the staff of the Francis Marion Hotel. Our room was large and comfortable and had a great view of the harbor. As other reviewers have noted, the bathrooms are very tiny (even though the rest of the room wouldn't have suffered from a slight […] loss of square footage to make the bathroom larger). After reading some of the reviews we decided to stay at this hotel. We were very pleased. The location was perfect. The staff was extremely friendly and knowledgeable. We were at front desk and asked for extra towels, by the time we made it to our room, we had towels...then the front desk called in less than 10 minutes to make sure we had our towels. […] That's what I call service! There was a smell in the hallways but not in the rooms. Bathroom was small but not a problem for us.We saw some of the employees after hours in the city and they were just as friendly off the clock. We loved the hotel, the location and the service. The only shortcoming I saw was the shower was inadequate.

A great spot, very spacious entrance and great staff, it's old and some things like small bathrooms reflect that, but overall a very pleasurable hotel to stay in.

Really nice, classic old hotel! If you're going to Charleston for shopping, it's in a good location. But we found it a little further away from the main attractions than we would have liked (the Battery, market, restaurants, tours, etc.). But overall a good value and nice hotel. Our dinner at the Swamp Fox was excellent. We had a very friendly server who made it all the more special. The shrimp with grits in a lobster sauce is a must have.

For an elderly hotel it was well maintained and comfortable. Baths were old and small but nice. I would probably stay there again if I wanted to be in the main part of the city. The staff was very helpful and pleasant. The Swamp Fox restaurant left a lot to be desired. Went for breakfast and only 2 other tables were full. Our waitress didn't tell us […] the wait time for Crab Cakes would be lengthy and we had a tour time we had to catch. We waited about 40 minutes before our breakfast arrived. We waited a good half hour for her to refresh our coffee. I was about to get it myself when she finally showed up. If the place had been really busy I would have been patient but that was certainly not the case. I would not patronize their restaurant again. Читати далі

Hotel room was on the small size with a very small bathroom and a very large walk-in closet which ideally would have been reversed. It is an older hotel that shows its age with chips and dents in the walls and moulding and a leaky faucet. Location was not quite in the middle of all the restaurants and sights mainly to the south of this location, but […] the availability of the free trolley and the fact that things were in about a two mile distance did not make this too much of an issue. Service was prompt and friendly from the front desk to the concierge. The gym was small but usable and there is a Starbucks downstairs, not your typical small sampling of Starbuck's products. Our hotel room was lovely, and clean. We had the breakfast buffet for $7.00 each morning and even enjoyed the Starbuck's that was attached to the hotel.

Location, location, location! Wonderfully situated on King St. near everything. Beds were very comfy. Rooms and bathrooms very small. Parking garage is not attached to hotel so you have to go outside and down the block to get to the lobby.

My daughter and I stayed 3 nights at the Francis Marion. Our room was lovely and clean with a view of the harbor. My daughter was thrilled that the hotel had a fitness center and it was not crowded. The only downside to our room was that the bathroom was a little small, but it was up to date and clean. A plus was that the hotel had a parking garage, […] several doors before the hotel. We parked our car there and walked everywhere. The hotel is on King Street, but is a distance from most places that one would want to visit. From the write up on it, I thought that it would be closer to the Historic District, but it was at least 15 minutes walk from most restaurants and historic sites. The hotel has a great location located close to King St. and Market St., we were able to walk everywhere we wanted to go. The fixtures in the bathroom are quite old, which have charm, but the bathroom itself is small. Overall, the staff was pleasant but we did not really have any requests for them, so I am not the best judge of the staff.

Great hotel, great location and the employees were very helpful. Enjoyed my stay and would recommend this hotel to others.

The service was outstanding! Every request was met, quickly and with a smile. The cleanliness could have been much better -- carpeting on the stairs and in the hallways needed sweeping - every day we were there. In addition, the bathroom was indeed very small and with no exhaust fan, so it steamed up in no time! Rates were better than most in the area […] and service was great...so value was good. If you like southern charm with modern amenities The Francic Marion is a fit for you. The valet service and hotel staff were wonderful.

The staff at the hotel were all helpful and friendly. When we asked for recommendations for restaurants, they gave good advice. The hotel is located opposite Calhoun park and near lots of shopping and restaurants. There are many College of Charleston students in this area. The hotel is about a mile from the water and it's a nice walk. My only complaint […] about the hotel is that we lost water pressure one morning and showering was impossible. The hotel was in a nice part of town with many restaurants and shops. The staff was friendly and helpful. We made great use of the Starbucks in the hotel! The rooms are quite small, but very clean and had all the amenities. Just something to keep in mind - it is an older, historic hotel and the rooms are not sized like modern hotel rooms. But we love […] that type of feel! Also, for those wanting to walk to the historic sites and restaurants/shops in the main part of downtown Charleston, it is walkable, but it is quite a walk! One block up from Meeting Street and probably 6-8 blocks from Market. We enjoyed all the walking, but again, something to keep in mind. It isn't 'right there' in the core of the downtown historic district...not that there isn't a lot of history in its area, though! We loved the hotel ourselves! Читати далі

The rooms were comfortable with two exceptions. The bathrooms were so small two people could not be in it at the same time so plan accordingly. The beds were very comfortable however SMALL. We requested a King or Queen and was told we could only get a two full size beds. So my wife and I played Ricky and Lucy and slept in separate beds. Absolutely amazing hotel. Stayed in many but Constance and the entire staff made us feel like royalty. Great location and view! The swamp fox is excellent to eat also.

My husband and I stayed at the Francis Marion for a special weekend getaway. It was the perfect choice, with its fun, vintage architectural features and extremely attentive staff. Everyone was friendly and helpful and had great recommendations for sights for us to see in Charleston, as first-time visitors. We sprang for the upgraded room size, and it […] was well worth it, with a spacious sitting area, etc. Everything was comfortable, and the location was spectacular. Before booking at the Francis Marion, I noticed some negative reviews on Hotels.com, although most were positive. The negative reviews seemed to concentrate on the fact that this is an older, remodeled hotel, so the rooms are somewhat smaller than what someone might expect from a newly constructed hotel. First of all, yes, the hotel is older. I was […] constructed a while ago and, quite frankly, that gives it much of its charm. After all, if you're going to vacation in Charleston, don't you want old charm? If not, just stay at the Marriott out by the airport! Personally, I found the building's ambience to be wonderful. The rooms are not all too small, although the bathrooms are small compared to some other hotels. During our stay, we were on the second to the top floor with a view of Marion Square, the Cooper RIver Bridge, and the harbor. It was right before Christmas, so looking out at night and seeing the palmettos in Marion Square decked out in Christmas lights was great. The only downside to the Francis Marion is its location. Marion Square is not a bad location, of course; it's located just a few blocks from King Street shopping. But it is a bit of hike to South of Broad and the really historic district of Charleston. Nevertheless, there is a FREE city bus system that will take you down to the old part of the city, or over to the Aquarium and the ferries out to Fort Sumter. For us, this was perfect. The staff at the Francis Marion is also very attentive and friendly. I recommend the Francis Marion without hesitation! Читати далі

The hotel is in a nice location between the more historic area with your traditonal high end stores and the newer non-chain stores . ALso having the park across the street during the HOlidays was fun

Grand old hotel in heart of the historic district. Our room wasn't ready so they upgraded us to a suite at the same rate. Staff very helpful. Would stay there again.

This is a wonderful hotel, very centeraly located with some old world European charm. We got upgraded to a deluxe and were very happy, since my b-friend and I shared one big double and my dad got the other. The bathroom was pretty small but very pretty. The room itself very nicely made and Super comfortable. The lobby smelled really nice and had a few […] great seating areas and I even worked off my shrimps and gritts in the fitness room one evening. The restaurant in the hotel has a delicious 11$ breakfast buffet. You can walk to king street and the museum. And park on the street for free or in the parking garage for 12$ over night. Читати далі

The Francis Marion is a classic and that is to be kept in mind when staying there. The staff was incredibly courteous and helpful. Overall we were very pleased with our stay.

This is an old hotel in a convenient location. The service is great, which attempts to compensate for smallish rooms and tiny bathrooms. The parking is an extra which makes ths hotel more costly thanit should be.

We thoroughly enjoyed our stay at the Francis Marion. It is a beautiful hotel in a great location. The room was spacious and the bed very comfortable. The staff were friendly and room service was prompt. We can't wait to schedule our next visit to Charleston and will be booking our rooms at the Francis Marion.

Everything was great except for the small bathroom, which others had written about. I didn't think that would be a very significant factor, but when we were there, it really felt uncomfortable. The wife and I stayed here for for a Christmas getaway, and we loved it! Would definitely stay again!!!

Wonderful stay, food, rooms, service were excellent.

Very well maintained older hotel. within walking distance tof all the eateries, shops and sights we wanted to see. Reasonable parking rates compared to some of the other hotels in that area. Swamp Fox restaurant within the hotel had a delicious Christmas morning buffet.. Speedy room service. A great view of the park.

The room was good size but the bathroom was a closet.
