This is a very pleasant stay for me, my husband and teenager son. The room was a bit tiny but everything was clean and tidy. The hotel is maintained in a good condition and its location is ideal if you have got your own car. Because we did not hire a car when we arrived at Leeds, it was a bit inconvenient for us to find the hotel with our luggage. The reception service was friendly and efficient. When we discovered the shower in the room was not working, the hotel staff immediately changed another room for us and was very apologetic. The breakfast was good enough. Our overall comment of this hotel is good and pleasant and I would recommend this hotel to other travellers.

"Wouldn't recommend"
Average BnB with unjustified high customer rating. Why are so many people giving this BnB 5/5? I'm not saying the guest house is bad (though I do have some serious quibbles) it just that it can't possibly warrant an excellent rating. Bedroom was fine with a clever contemporary touch which would have been cheap to do but looks good on a photo. Bathroom […] very small and dated. Shower poor and leaky. Everything seems to have been done on a tight budget down to the rationing of toiletries (one sachet of shower gel) and breakfast. Breakfast has to be ordered night before and owner provides cook with provisions based on this. My wife ordered a bacon sandwich. On the morning she asked if she could have some grilled tomato with sandwich and was told unless it had been ordered night before, the owner would not have provided any. What if she dropped someone's tomato while serving! Toast was the thinnest sliced I've ever seen. We weren't offered any more which is pretty standard service. Another couple asked for more and we given 2 half slices! 5/5 rating - I don't think so. I was tempted to give 1/5 to pull the rating back to something more realistic but have decided to be fair.
