Charming inn full of character in great location
Charleston is a beautiful little town and King Street is the perfect base to explore everything it has to offer. The King's Courtyard Inn is perfectly situated for walking to the waterfront park, the indoor market, the Saturday morning farmer's market, and all the lovely shops bars and restaurants in the vicinity. The hotel is set back from the main shopping street and the rooms surround a charming little open air courtyard (which also has an indoor dining room) where breakfast is served each morning, as well as the wine and cheese hour every evening. All of the hotels in Charleston are very pricey so I chose this one as it was the cheapest place I could find that was in such a central location. I felt that the price was good value for money as it included a lovely daily breakfast that could also be pre-ordered and brought to your room at no extra cost, plus the free wine and cheese happy hour each evening is a lovely touch. The room had character and was nice and spacious and clean. Only comment would be that it smelt a little damp and felt a little tired, but I think that's just a trade-off you have to accept in order to stay at a historic Inn that has managed to preserve its charming character

Good 6.0
Disappointed but nice staffs.
The location of the inn is great, very close to shops and restaurants. The staffs are very welcome and nice. However, the inn itself is too outdated. The first room we got is on the 1st floor, just next to the elevator. And every time the elevator operates, the mechanical noise is so loud and disturbing! Also, the room is tiny and have some damp smell. The good thing is after we report this noise, the front desk helped us to change a room on the 3rd floor right away. The new room on the second floor is a bit roomy than the previous one. However, it is above all the HAVC systems and backyard. We can hear some noise from it, and every morning we can hear loud truck sound to pick up the garbage! The days we stayed were very cold, so we have to use AC for heat. Then the problem came. There is only one vent, and everytime the AC operate, the sound is so loud. I couldn't sleep well for the three days. I almost woke up every time when AC started to run! It was so noisy! The breakfast is also very simple with very limited options. Overall, I think the hotel is over-rated and over-priced, and it do need a lot improvements.

Very good 8.0
Kings Courtyard Inn is a charming, well-appointed hotel that is well located in downtown Charleston. The only glitch was the parking lot. We received an email that we thought was from them, but they said it was from Expedia where we booked the room. At any rate, the email's purpose was to tell us where to park, said is was directly behind the hotel, gave the name, but not the address of the lot. When we plugged in the name, we were guided to a Charleston County public lot two blocks away. This wasn't a huge glitch, but it made check-in a bit awkward as we ultimately opted to move our car. Very nice people and hotel.

Guide nice
Beautiful hotel! Of course it has its own things from being old which adds to to the overall feeling. Just lovely. The outlet in the bathrooms DO need to be replaced and it would be great to add a mirror in the bedroom so ‘woman’ can do their thing when someone else in in the bathroom.
