PROPERTY SUMMARY:

In November 2021 we bought, updated, re-carpeted, redecorated and refreshed this fantastic 8 (EIGHT) BEDROOM townhouse to the same standard of our other 11 properties



It is situated just a short stroll from the BEAUTIFUL South Shields coastline with lovely award winning bars (the amazing Marine) and restaurants/take aways (Indian, Chinese, Fish & Chips, Turkish, Italian, etc) literally a 1 minute walk over the road from us. South Shields town centre is also on your doorstep with local shops and EXCELLENT TRANSPORT LINKS.



Strict house rule. Max adults is STRICTLY 10. Max house capacity is 15 for families. Apart from company/worker bookings we don't allow large single sex bookings. We have a strict NO PARTY policy. We have cameras, nice neighbours and a heavy mob (private security firm - i.e. doormen) on call. Don't waste our time if that is your intention as you will be kicked out. If in any doubt contact us with any enquiries of queries on this before booking. Thanks.



We lock (keys in keyboxes) all bedrooms and on booking you only get the key codes corresponding to the numbers of persons/bedrooms booked and paid for.



The 5 largest bedrooms are all double ensuites and these rooms are released first:

Room 1: Ground floor rear.

Room 3: First-floor rear.

Room 4: First-floor front.

Room 6: Second-floor rear.

Room 7: Second-floor front.



Then depending on the booking size (i.e. those requiring more than 5 rooms) any of the following could be released (on agreement between myself and the booker):



Room 8: 2nd floor front - small double ensuite [1].

Room 2: 1st/2nd mezzanine floor rear - small double ensuite.

Room 5: first floor front - a single ensuite [1]



Note: [1]Toilets for these rooms are just outside the room but for use by these room guests only - room guest gets the toilet key.



Set over three floors with amazing spacious room and super fast 200Mb/s (TWO HUNDRED) fibre broadband throughout, this property offers ample spacious living space for larger groups to enjoy and is right in the middle of the best street in South Shields! Ocean Road at the end nearest the beach, Colemans, lovely Indian etc restaurants and the fantastic Marine pub which does superb craft ales and home-cooked food are a one minute walk over the road from us! It is a dream location for leisure bookers and contractors alike who don't want to cook every night and instead sample the amazing takeaway options on our doorstep literally!



On entering the property is an entrance hallway, lounge, bedroom 1, dining room, kitchen and utility room. On the mezanine level is bedroom 2. To the first floor is a WC, office and bedrooms 3, 4, & 5. To the second floor is a WC and bedrooms 6, 7, & 8.



NOTE: Unlike many serviced accommodation we have central heating controlled by HIVE room thermostat to maintain a cosy temperature (in fact even

for last minute bookers, as soon as you book I will get the heating on to ensure its nice and warm for your arrival!), NOT ones which switch off after 2 hours so places can get very cold when going out of the place for a few hours or every night. We do things right.

With further hangers for coats above hallway radiator ideal for those rain soaked jackets from a hard days work or after getting caught in a shower at the beach!



Lounge: 16' 6'' x 13' 1'' (5.03m x 3.99m)

Large welcoming room with:

- huge box bay window, ideal for people watching on the amazing Ocean Road, beautiful coving to ceiling, ceiling rose and warm radiator.

- plenty of comfortable seating with the AMAZING massive red leather Chesterfield, and 2 John Lewis brown leather 2 seaters and 2 cream foot stools (AKA kiddies seats), lots of nice cushions,

- Local artwork to decorate the walls, accentuated with several lovely lamps, including my favourite, the maritime type search light

- Loads of coffee and side tables for drinks, nibbles, etc.

- 50" Hisense Smart TV for chilled out nights in after hard days sightseeing or work!

- Finally and most importantly more many! Installed Virgin 200 Mbps FAST broadband for all of those data hungry devices.



DOUBLE Ensuite Bedroom One (rear): 22' 6'' x 10' 0'' (6.86m x 3.05m)

DOUBLE bed with comfortable Silentnight mattress, single wardrobe, bedside cabinets and lamps.

Crisp and clean ensuite with wash hand basin / sink unit, WC, tiled floor, extractor fan and further room with stand-in shower cubicle with overhead mixer shower, glass shower screen and extractor fan.



Dining Room: 13' 5'' x 7' 0'' (4.09m x 2.14m), with:

- 2 X 1.5m long dining tables, 2 benches against the back wall and 4 chairs so would comfortably sit 8 adults. With a stool or 2 at either end of the dining tables could probably sit 12 persons including a few kids, ideal for larger family gatherings.

- 6 new LED downlights to improve lighting, controlled with PIR switch so lights come on automatically on entering room.

- Long landscape mirror along the big wall to (after photos were taken).

- HIVE smart heating system so guests and ourselves have better control over heating (room temperature controlled 100% by guests and I can remotely turn on heating for guests arrival and off on departure).



Kitchen: 16' 1'' x 7' 3'' (4.89m x 2.21m)

As with all of our other places, a fully equipped kitchen is provided with a really generous amount of wall and floor units more than sufficient for larger groups stays of an extended period of time, one and a half bowl stainless steel sink with mixer tap and drainer, double electric oven, 5 burner gas hob, 50/50 freestanding fridge-freezer, further under bench fridge, full-size dishwasher, stainless steel chimney hood. We also provide all of the pots, pans, utensils, crockery and cutlery that you would ever need to cook and dine in comfort.



Utility Room with washing machine free for guest to use unlike many operators who charge for this, decked flooring, UPVC double

glazed window and UPVC double glazed door to rear.
