The hotel was nice and clean. Breakfast was really good. However we didn’t know we had to go through to the back of the property to reception so we stood at the front door ringing the bell for some time. Then my request to have two single beds instead of a double hadn’t been received by the owner apparently. I actually had had confirmation email to say the property had acknowledged my request and were more than happy to agree to it. However the owner said he hadn’t received that request therefore that was the end of it. I was really disappointed about this.

Great pre-arrival service with emails sharing possible local sites and places to eat. Then, such a warm welcome on arrival. Great room and we had wonderful views down into Perth. Perth was within easy walking distance. The lounge with the wood burning fire in the evening was cozy and a great environment to enjoy a wee dram. Great breakfast.

Great location for a stay in Perth; only a 10 minute walk to the city centre. Our room was very clean and had everything you could need for a stay. The bed and pillows were very comfortable. We had a lovely 2 night stay and were able to leave the car at the property as it’s within walking distance of city centre for shopping and dining. It’s 2 min walk up the hill to Branklyn Gardens and tea room. The property is also near to Kinoull Hill and other walks. This is a lovely and comfortable home within walking distance of Perth. There’s a comfortable sitting room a large dining room for morning breakfast and the rooms were clean and quiet. Graham was the young man managing the property while I was staying and he was wonderful to talk to and most helpful with anything I needed. This wasn’t the place for us. It’s a beautiful period property, nicely decorated and very clean but we don’t really do quaint. I should have known better. It’s pretty expensive for what it is and we didn’t feel it value for money. It’s boutique hotel priced with a B&B offering. Things like the in-room refreshments tray seemed a bit basic. No herbal teas or decaf offered and who serves Yorkshire tea in Scotland? One little pack of biscuits for 2 people? The breakfast too was quite basic and ok if you’re a full Scottish or eggs sort of person. Otherwise, it’s cereals brought to the table. We’ve stayed in many B&Bs in Scotland with much more imaginative offerings and where you don’t have to book a time and fill in a form the night before, with what you’re going to want to eat in the morning. Sometimes you don’t know and it all felt a bit strict. To be fair, I should mention 3 important positives: it’s great to have parking, the bed was huge and very comfortable and our room had great black out curtains. We slept well.
