Lovely place - give it a try!
Really lovely people, lovely guest house, and Edinburgh stole our hearts. Was situated close to ERI which was very convenient but of course that means it is on the ambulance route, but to be honest the flashing lights didn't really bother us at all.

Nice and cosy
This was a business stay over prior to a site visit, and having done this many times in and around the Edinburgh area I can say this was spot on for the cost. Could benefit from an earlier breakfast start time as 8 am is when I need to be on site, but otherwise fine. Room warm as was the reception, great people with very suitable rooms.

Ideal position for hospital or bus route. 3 star!!
Very convenient for visiting the hospital where our daughter was having an operation. Also handy for the bus into city centre during the day. Staff were very pleasant and room was a good size for ourselves and grandson. Only problem was the wifi. Our grandson couldn't use it most of the time which at 16 is a major problem☹️☹️

Ok but needs some TLC
In comparison with our last stay here the up keep has definitely declined. The carpets are dirty and threadbare. The exterior needs a new coat of paint. The rooms need a good deep clean. On the other hand the staff try their best to help and breakfast was great with lots of variety (maybe a vegetarian option would be an idea). Cereals, fresh fruit, dried fruit, pastries, cakes, yoghurts and then a cooked breakfast with eggs, bacon, sausage, tomato, mushrooms, beans and toast. Great value for £5. With a little TLC this place could be back to it's 5* rating
