Depressing room...
I stayed in Superior room and this was very disappointing compared with the standard of their higher grade rooms. The whole room including the bath room was dated, corners in the bathroom was black, wall paper was unprofessionally patched up and I felt that the room was not even up to the standard of business hotel.

Good for business travellers
If you are a holiday traveller, I wouldn’t advise this hotel as it is a good 15min walk from Roppongi’s lively area, and there are many good hotel there. If you are a business traveller and need to go to the offices around (Ark Hills, Sengokuyama, Roppongi First Building, etc…), this is the perfect hotel (takes just 3min walk to reach Sengokuyama). The room is a bit old style (especially the carpet) but is super big given to Japanese standards. Thus said, this hotel serves it purpose and clearly targets business travellers, but something I find very inconvenient: they do not provide iron in the rooms, you have to go down to the laundry room where only one iron and iron board are available, both in very bad conditions.. Be careful not to ruin your clothes with it.. Also constant bad smell from sewage in the bathroom, no safety box, and no charging points next to the bed… This is very unpractical.. Breakfast is nice in the morning but the seats are not so comfortable (high chairs or sofa seats) and it is oddly served in the lobby but it is still fine. Lobby Manager service is very good and he is very helpful. Some few points to improve and this hotel could be perfect… But if I have another trip for work around there, I would still come back for its location.

Super convenient location with taxi stop and entrance to subway right outside hotel. Rates fluctuates quite a bit but it's reasonable compared to neighborhood hotels. I stayed first night in standard room and it was really depressive old tiny room, dated bath and torn wall paper, but when I could upgrade to premium room, it was a lot better with more space, large bed and desk and nice amenities from Loccitane. Nice that it has (old) laundry machine room so you can wash your own clothes. Negative points: nothing in minibar and no room service - need to buy drinks at vending machine so if you are a business traveler without Japanese coins, it's difficult. No safety box in the room either.

The hotel itself is nice. Room is bigger than expected. However the hotel is located away from city and major train exchange. Time lost in transferring from one line to the other. We found the subway system in Tokyo is quite complex.

Very convenient location as the entrance to the metro is outside the front door. Do n't be put off that the airport transfer bus does not stop here as it is simple to get to. The staff are very welcoming and friendly..
