Not recommended but if on a budget then do so
Hotel has friendly nice staff, modern lobby but anything past that are outdated. We came in to the room and the odor is really old, reeked of perfume and what it seems to be like a scent from a cleaning powder. Then shortly I realize that they gave us the smoking room when I explicity booked for a non-smoking one. I should have complained but we were just exhausted from the trip and all rooms are booked at that time. On the window there's a view of the skytree but the balcony is really dirty along with the ac inverter. Our bathroom has a broken handle on it's door can't remember how many times I have to keep picking up the handle and re-attached it to the door to the point that I just left it on the desk. The bath tub's too narrow and I keep hitting the wall whenever I have to make any movements, mind you that this is coming from a perspective of a really slim person. Buy everything you need before your stay because there's really nothing around the hotel and it'll take quite a walk.

Great location, easy access to public transit with not too much walking. Multiple mueums nearby. Place was a little hard to find as google maps shows you to the alleyway behind the hotel, and the signage isn’t too easy to see, but the hotel it self was nice. Room felt quite small however. We stayed at another Hotel Mystays in Tokyo with the same sized room, but due to the layout, the room felt significantly smaller than the other one. Bed was adequate for my height (6’2), and it was soft enough for a hotel bed. Shower however was very small, so it was a little hard to move around in. Overall, a nice hotel, with a good location and great staff, however the room wasn’t designed as efficiently as it’s sister hotel: Hotel Mystays Ikebukuro

Alright hotel for business trips or short stay
The third visit to Tokyo and Second time staying in this hotel - admittedly it has changed since our last visit 4 years ago. It is well priced and not too far from the city centre (Ginza) - being only 25mins including walking to the station. We travelled into the city centre each day, also to Tokyo Disneyland on 3 occasions - this took just under 1 hour. The place is a bit tired but really clean and more than acceptable with the one major let down was the lack of turn down service. Whilst you could come down to reception and help yourself to fresh linen and towels, you have to change your own bed. We didn't know this at the time of booking and are really sure it wasn't like that last time we stayed. It wouldn't have been an issue if we had been staying for 1-3 nights but we had over a week there. Overall though it is a great value hotel, located pretty centrally with super helpful staff and quite clean. P.S: The wife was pretty slow during peak times but that is to be expected.

Before I checked-in I read a lot about bad comments, especially how dirty rooms were. I didn't hesitate to contact the customer service department, they gave an undertaken to inform their housekeepers. I didn't want to ruin my holiday due to my allergic issue, I believe their words. The first night I cough all night while the air purifier works. So, I decided to look at AC, there was a lot of dust like never clean it. I clean it myself and didn't cough anymore with 4 nights long, room no. 615. End of the story. Maybe because of the room price was cheap in town, they don't pay enough attention to details.

!st room was filthy and was moved to another. 2nd room was not much cleaner but I let it be. Went to go to Bed and found there was a large (around 20cm x 10cm) Blood stain on the Mattress protector. When I went to reception with photos to complain, they asked if it was a problem - which clearly it was. They did not offer to move me rooms again (and I was too shell shocked to ask); but instead changed the sheets and Protector on the bed. They so not offer cleaning throughout your stay either, so if you are there for a few days keep this in mind.
