Pleased with the large sized bedroom and nice en-suite. A waitress in the breakfast room only been there a week by the name of Kat was very friendly and efficient but the landlady’s attitude if u told her something needed fixing was very strange. As soon as we arrived in the room the toilet seat was loose and when I mentioned it she said accusingly “What happened ?” and went on to physically demonstrate how some people twist around on the toilet seat and break it. I’m not a large woman and found it inappropriate to have this conversation in the hallway. Also was told they don’t change the towels everyday but there is no heated towel rail to dry them off.

Nice small & friendly hotel in quiet neighborhood.
I recommend this small B&B style hotel. We were unable to reserve a hotel in the old town, it being easter weekend, but there was a room available here. We were concerned about distance, but it wasnt a problem because around the corner there was: tram, regional train station, bus and taxi stand. About 10 min in tram to old town. Once we even walked the 20-25 min to castle. Hotel is in quiet neighborhood but there are restaurants/pubs within walking distance. Family running the hotel was very friendly and helpful. If you leave in an excursion before breakfast hours, they will prepare a little to go bag for you. Also arranged taxi for taxi to come to doorstep when we left with all our luggage. Breakfast was quite pleasant: continental or full Scottish breakfast. Room was a little like staying at your grandmas, but impeccable, very comfortable and good hot water. We were a party of three; our room had a queen and a double plus a little sitting area with tea items and biscuits. Only thing different from photos is that the outside is not exactly white...but the slightly sooty look of all the other bldgs. Not an issue, just that I was keeping my eye out for stark white bldg while searching for the hotel. I would stay here again.

4 night stay for travel around Edinburg and Highland. Very easy to get from Haymarket station. Calm and clean surruouding area Tasty and warm tradtional breakfast. Additionally very polite staffs. But somewhat felt cold in room at night. Similar menu was boaring.

Lovely room but noisy
Our room was very nice, location very convenient to the tourist attractions. Breakfast was tasty. The manager was very accommodating. The only complaint(s) we had was that the reception desk was just outside of our door. Guests checking in and out were very loud and disruptive to our sleep. One morning we were awakened to a family checking in with a child. They apparently were given the room just above ours so we listened to a very active child run back and forth repeatedly for about 2 hours - nonstop. Also, both nights we had extremely loud conversations taking place into the wee hours from below our windows. It appeared to be Asian men loudly debating their subject. There was a good bit of street talk outside at late hours as well. Better planning for placement of families (on ground floor) and placement of the reception desk would be a big improvement. A curfew for noise through out the house is needed, too.

Comfortable, convenient, traditional hotel
The hotel is conveniently situated by Haymarket railway station and tram stop: a 5 mins walk away. Clean and comfortable with traditional decor in a quiet residential area. The breakfast was excellent with attentive staff. Relatively expensive but peak time with the Fringe so was reasonable. There was a mix up with my single room booking but I was upgraded for two nights although that I meant I had to move. I prefer as a solo traveller not to share a breakfast table but with four tables in the breakfast room that isn't possible each time. The sign outside says Grosvenor House Guest House which is bit misleading. The Leith water way is nearby and handy for running. Nice cafes for coffee nearby, particularly Vietnam House on the main road. A good visit.
