Good location near pubs, restaurants and sight seeing attractions of Edinburgh. Hotel has no lifts, also no television in room. Excellent breakfast, friendly hosts.

Cute, no frills.
The positives: There is something really fun about staying in a once estately, single family home converted into a hotel. I got the single bedroom in the back, which had this cute garden to look at out my window. The location was convenient and the staff I dealt with were sweet and helpful...if you asked the right questions when they were abailable, and breakfast included is always nice! The negatives: I don't understand when places aren't clear with what accommodation really is so one doesn't show up and be disappointed. The room was listed with its own private bathroom. what it didn't say was that the bathroom was down the hall, that everyone could use, with a door lock that is broken and an unclear method to turn on the hot water. You did get free wifi, but what wasn't said was how slow it was to use to where I just used my phone wifi. The staff was nice ...but if i didn't happen to ask about the shower myself I would've been shit out of luck 10 minutes later because they disappear into rooms. Overall a cute room, single bed for no frills, but the price you are paying is for location and probably best for students who don't care. The price should be about 15 quid cheaper even for a single room.

Lovely location, friendly staff, relaxing stay
A very lovely location, the staff are friendly, and the breakfast was enjoyable with a fast service. The size of the room on the ground floor, leaves something to be desired upon arrival. I would have, and will book a larger room upstairs next time (totally my mistake, as I booked quickly on the mobile app, and did not look to closely). Additional the separate bathroom was much much smaller than expected. One of the towel was not clean; worryingly, the bathroom's door slightly woobles, and leaves a tiny gap where I'm unsure if other guests coming back from the garden, also can partially see through (?); also from the bedroom, whilst the view into the garden is refreshingly - with the open curtains, other guests in the garden can see into your room (!?). Most of these things mentioned, I imagine are isolated to the downstairs room. That said, thank for a very pleasantly quiet and very relaxing stay. Note to self to give more attention when choosing rooms, as the other rooms in the venue would have been more agreeable.

No customer service on check in. No help offered with luggage - i was on my own, had walked from train station (got lost along the way so was a longer walk than necessary- don't use google - the hotel is only about 5 mins from station) - help with luggage would have been appreciated considering the heat, my walk and the fact that my room was on the 4th FLOOR with NO LIFT! I may not have accepted help but it would have been nice to be asked. No details given about local area or restaurants, etc, given it was only a b&b so needed to venture out for food. . No information given about hotel or its facilities. Breakfast info when booking stated that you could ask for earlier breakfast - which I needed to as I had to leave the hotel at 8am. I asked for a little bit earlier - 7.30-7.45 ish and was told no. I was given the option of taking a tray up that night to eat the next morning so I had 2 pieces of bread , a covered dish of butter, a selection of jam and an orange juice. Basically I made myself a jam sandwich. They should give the option of room only as well as b&b as breakfast was a joke. Room itself was ok. No TV, which I thought unusual, but I was ok just reading. Comfy bed. Tired looking bathroom - could do with some TLC. Massive spider in bath!
