not great
No customer service on check in. No help offered with luggage - i was on my own, had walked from train station (got lost along the way so was a longer walk than necessary- don't use google - the hotel is only about 5 mins from station) - help with luggage would have been appreciated considering the heat, my walk and the fact that my room was on the 4th FLOOR with NO LIFT! I may not have accepted help but it would have been nice to be asked. No details given about local area or restaurants, etc, given it was only a b&b so needed to venture out for food. . No information given about hotel or its facilities. Breakfast info when booking stated that you could ask for earlier breakfast - which I needed to as I had to leave the hotel at 8am. I asked for a little bit earlier - 7.30-7.45 ish and was told no. I was given the option of taking a tray up that night to eat the next morning so I had 2 pieces of bread , a covered dish of butter, a selection of jam and an orange juice. Basically I made myself a jam sandwich. They should give the option of room only as well as b&b as breakfast was a joke. Room itself was ok. No TV, which I thought unusual, but I was ok just reading. Comfy bed. Tired looking bathroom - could do with some TLC. Massive spider in bath!

Overall good, small details could have been better
I emailed the hotel twice about arranging a time to check-in, and requested a room near to ground floor due to my mother not being able to manage many flights of stairs and unfortunately I wasn't responded to. We arrived early in the morning, dropped bags off, and was able to check-in then, which was a smooth process, and left bags in the secure dining room to explore for the day. The room was clean, cosy, shower was really good and nice complimentary toiletries. No TV but that didn't bother us. We stayed in a 3-bed family room on the 2nd floor. Wifi was good. The inclusive breakfast was really good - lots of options, really lovely, polite staff. One evening we got back to the hotel around 8.30pm, made a cup of tea but spoons hadn't been replaced. Tried to use intercom as instructed to speak to staff, no reply. I went downstairs, no-one around. Slightly concerned that if our problem had been more serious, there were no staff to be found. Location was really good - the street was beautiful, really grand terrace and close to the city centre. Overall the hotel was nice and clean, staff were lovely, but if check-in had been arranged before we arrived, and there'd been staff around in the evening, it would have had a higher score, but I would stay here again.

Great location
More of a bed & breakfast establishment than a hotel but friendly staff and a great location for the city centre.

Lovely but is very dated. Still worth staying
The staff are lovely and the location is perfect. Breakfast was good and substantial with helpful staff. But it is a very tired hotel that needs investment. I hope they manage to do it sometime as it could be great. Biggest grip from me was a room without a bathroom. Just not used to that these says.
