Nice greeting, very very tired and old , could do with a big paint job , jandles found under the beds , ( not ours ) old style heating , bathroom tired and old , cracks in the walls , we stayed in unit 8 , so upstairs downstairs. Shame really if it was clean and updated it would be nice . Until it’s redone I wouldn’t recommend it.

Booked 2 bedroom suite but got family room which was disappointing, I didn't like the photos of that room online and even more in person. Weird energy / vibe soon as we walked in.No stovetop or oven which is why I booked the 2 bedroom suite in the first place so could cook for my kids as it was noted in the room facilities. The floor creaked from bathroom to kitchen when walked on. At night it just creaked by itself. Saw weird things in the bathroom mirrors. It was the worst at night - always heard noises around the room and footsteps on the stairs and upstairs when no one was there. Always felt like people were in the room with us or around us. Our kids randomly sat up sleeping while they were sleeping which they never do. Went out at night to avoid sleeping early in the room. Stayed out all day & up late to get so tired so we could sleep through without waking. Our kids were too scared to sleep upstairs so we all slept in lounge. Our last night partner sat up & watched over us. All of us were seeing and hearing strange things that freaked us out. I wanted to make a complaint as soon as we arrived but my partner didn't want to cause a fuss since staff were so nice. It was just creepy and didn't like the energy and couldn't wait to get out of the room. Packed up night before. The place itself is nice and the staff were lovely. Pohutu Geyser at the back was cool. Might stay again but in another room. Too many creepy things were happening that we couldn't understand or explain

Oh no turned into, oh lovely as per photo
Did not realise until we arrived that this was the same hotel we viewed approx 2 years ago for a spa room accomm. Not to our liking way back then. However, very pleasant welcoming that the photos we saw matched the room we received. It was indeed a different room, upstairs. Yes, a modern room. Bed soft but unexpected found where we had no problems in sleeping. Due to heatwave, we requested a fan rather than cancel our booking due to no aircon. Together with closing the curtains to the sun, room soon was cool. Vibrations felt from trucks on road, kids running on decks, car door slams but we were there when those were the only noise hence stay after a busy day was fine. Water pressure good in shower. No time to try out the spa bath but only the size of a normal bath for one person. Bathroom cupboard edges and underneath bath needs addressing but overall, we look for comfort and it did just that. Clean room spacious for 3 people. Staff lovely. Must walk out the back and view the geysers. Outdoor area available for both sit down and bbq. 1/2 hour brisk walk into town. Must go right up to the lake and the gardens nearby. Very lovely

Good experience. Owners responded promptly to request for late check-in. The room was spacious and had good furniture. The bathroom, while not brand-new, was clean and the shower worked well. Plenty of towels were provided. Bed was soft and comfortable. The room is a 30+ min walk from the i-SITE in the city centre (and buses don't run past 6.30pm), but in easy walking distance (5mins) from Te Puia and Whakarewarewa village as well as a bus stop to go into town. Standing outside the property gives a view of the steam from Pohutu geyser and on a clear night the stars are easily viewed. Due to the close road and the soft earth in this area of NZ, lorries passing by cause the room to vibrate, but this is not too severe and possibly hard to avoid in Rotorua. Overall had a very pleasant stay here and would definitely recommend/visit again if in the area.

Best view of Pohutu Geyser
With Pohutu geyser right outside your door you have one of the best locations in Rotorua. This natural wonder fires off approximately once an hour and you can watch it from your room or walk across the park at the back of the hotel to get an even closer view. Te Puia is arguably the best cultural show and dinner in the region - and it is right next door also! It is not in the centre of town (a good thing I think) but is a 1 minute drive up the Main Street to the Lake Rotorua. Spacious family accommodation (albeit not the most modern) with everything you need for a comfortable stay.
