The room was small and no service was available, on the site it gives the impression it is a bigger hotel. Awkward to park the car at the back. I would not use it again.

To be honest, my stay at the property was okay. I am a very simple person and for me everything was and has been okay. For my partner was a bit different. She was a little bit concerned about the security at the place and some other stuff. There was something that got my attention. When two other guests came to the property to do their check in and with the booking confirmation, they could not get checked in because, apparently the Expedia has nothing to do with the property bookings. So I had to help them to get a place on air bnb otherwise they would have to sleep in their car. Apart from that, I loved everything. Property, city, the activities and other stuff I did… Overall my experience was good and I am planning to go back there again soon.

Avoid! The bad reviews are all true
The room was clean, towels and bedding were clean but that's where the good bits end. Advertised as a bed and breakfast, but there wasn't any breakfast.. So just a bed! We were there for only 2 nights, thankfully, and didn't see any staff there at all, so no chance of a change of towels or bedding, tbh for 2 nights this wasn't an issue but it would've been nice to have had the option. The TV in the room didn't work, we phoned to inform them and was told they knew it didn't work but there was nothing they could do! There's no soundproofing so can hear tv's, conversations, music etc from other rooms so couldn't get much sleep. It also advertises free on site parking, but there's 10 rooms and only 2 parking spaces! Outside the property in very bad repair loose and broken paving slabs everywhere , causing very unsafe trip hazards on steps etc... And to save the worst to last the rubbish is left outside the door in binbags and as a result they have rats running about the place! Bath is a beautiful city, but staying here could ruin the whole experience.

The room was barely adequate the tv did not work and the key didnt fit the lock Twice it took me 5 minutes to get in nobody informed me there was no breakfast My room was at the back the path was uneven and there was no security light I tried immediately to get other accommodation but failed The whole experience ruined my break

Check in ok some confusion on the payment do they take it or not phone number left but never got back to me . The room was freezing with only a thin quilt on the bed no one around to sort out. A room should be a comfortable temperature we in the end took a quilt from our car No heating in the room would I stay again No

There is no reception. Doors to B&B are left open all day and night. When you manage to get someone on the phone they will tell you your room number and that the keys are sitting in the door waiting for you. On my occasion I had to give the keys back and get another room, because they told me to take the wrong room. Not sure the guests of that room would like that I was there for a bit first. Room is not clean/updated. In the morning the shower did not work and no one was available on the phone before 9am. They stated they would try to be over in a few hours but we had to check-out that morning. I would absolutely not recommend this place.
