The location of the hotel was amazing, right on the beach in Montauk. The food and service were amazing which made up for the very disappointing room. We booked an oceanfront double queen room. At first glance the room was nice, the view and sounds of the ocean from the balcony was incredible. But there were problems with the room. First our tv didn’t work, next our shower constantly dripped, very loudly. Also, it took over 20 minutes for the water in the shower to reach warm, it never got hot. With this hotel you are paying for the location and food (which are incredible). But to me the hotel room is way overpriced

The rooms 600/700s are located in an older part of the resort that need a serious upgrade. I walked in and was immediately hit with a musky smell my, bed sheets were full of sand and we had a wall air conditioner that wasn’t up to the taste of removing the humidity in the room. The balcony is pretty much unusable as the furniture is incredibly uncomfortable. These rooms are the black sheep of the resort. Very disappointing.

The pictures of the view and the room do not match what you get in real life. In reality the rooms are old, stained and poorly maintained. The prices are fees are outrageous and not worth the disappointment. I’d recommend choosing another spot in Montauk to book your stay. The beach and restaurants are pretty so they’re worth a visit.
I was lucky to have beautiful weather during our one night stay so the beach was perfect even though the water was quite rough. However, without the spa and the pool you are limited. I don't know why I thought the pool would be opened...maybe because my condo pool has been opened since July 3, so I just assumed. With such limited amenities I think there should be a discount on the resort fee without the spa and pool.
Very disappointed with the LACK OF SERVICE for the price you pay to stay at this outdated resort. We paid for an Ocean View Room to celebrate my birthday and endured several service issues: - woke up Monday morning to 20-30 wasps on our deck so couldnt even enjoy a cup coffee on the porch - showed up to beach and the guy handed us towels to set up our own towels and chairs. Meanwhile three minutes later another employee sets up couples chairs right next to us. - after being out for the day for several hours, we would come back to our room and it was never serviced (2 day in a row) We brought this to Silas' attention before our dinner and came back to it still being unserviced - Ended up leaving a daily early and Josh Storm (another manager) showed ABSOLUTELY ZERO HUMILITY for the INEXCUSABLE EXPERIENCE. DONT WASTE YOUR MONEY HERE. IT'S AN ABSOLUTE JOKE
The price cost value of this property is extremely low. They charge an obnoxious resort fee. The highest resort fee I have ever encountered. I have traveled the world and stayed at many 5 star hotels and have never encountered a resort fee so expensive. The resort fee was $140 a day. The resort fee would be okay if the service was great, and the service is not great. I haven’t stayed at a hotel/resort in this price range and left feeling like I just wasted my money. That is until I stayed here. The beach service was the worst I have ever experienced. There was no staff around to help me set up beach chairs or for drink and food service. I literally had to get up and hunt people down to help me. I did this all three days I spent at the beach. The main reason people stay at this property is because it is on the beach. The beach service should be better run and not by teenagers who are busy hanging out and looking at their phones vs. doing their jobs and helping guests. We ate at the Tillie’s restaurant and it was cold on the patio that day. I asked if we could turn on the heat lamp that was next to our table. No one could figure out how to turn the heat lamp on. Again, poor service. The walls are so thin that we could hear the EDM from our neighbors and couldn’t go to bed until 3am. The app for the valet parking was not working on our last day. This property is beautiful and could be so much better. It was disappointing at best.
Resort itself is very nice, buildings 600 and 700 are due for renovations. the rooms are clean but the exteriors are old and tired as-is the landscaping around those buildings. Not worth the extra cost for an ocean view room in those buildings. If you have a choice don't stay in any of the 600 or 700 block rooms.
