Comfy but could be so much better
They were doing the best with what they had. The bedding was a of a great quality (looked and felt 1000TC) and the bed was very comfy. However, the laminate floor was bubbling up as if it had got damp or expanded, so the bathroom door rubbed on it all the time, the wardrobe had a cracked mirror on the door. The grout in the shower was so black, I went to buy some bathroom cleaner with bleach. One application and it was all clean. Only one of the windows opened as the others had been painted shut, which in the '18 heatwave made for a very hot room as there's no cooling. However the location for Kemptown, the pier, seafront, St. James street couldn't be more convenient. The breakfast as include in the cafe on the corner was more than adequate. So what could be a great hotel is only good due to poor housekeeping and being a bit tired in its upkeep.

Good location for seafront and town
Very good location - close to seafront and The Lanes and many cafes, shops, bars and cultural venues. Very good breakfast in attractive cafe surroundings. Good budget option if you want a private room but don't mind having a shared bathroom and shower, particularly if you're travelling alone since there is a single room so you don't end up paying for space you don't need. It's worth being aware that staff aren't necessarily available all the time so you need to arrange checkin and be particularly careful with keys, belongings etc.

Ok for short stay on a tight budget
Good location, really small but functional room at a good price if you are willing to compromise on shared toilet and bathroom. Quite noisy at night as its near the sea front. Nice breakfast.
