Very convenient central location for trains, theatre etc More guest house atmosphere than hotel but service was good. I needed an early start and a good breakfast was provided. 45mins before normal time.

Guest house/B&B with compact room. Not cheap.
Positives – Location, good breakfast, free wifi. Negatives – Small TV, some of décor tired. Not cheap. For some its compact size. Details We stayed for 3 nights in August 2016. The guest house, a typical large old Edinburgh house, and is short ride by frequent buses to the centre. Walking is also possible within 10 minutes or so. It has 5 rooms - ours was a compact twin with a small TV but modern bathroom area with shower etc. There was a desk and open style wardrobe. Our room was clean and smart enough, but areas of the hotel and warn and in need of decoration. We paid £258 for 3 nights b&b. Wi-Fi was good and worked well on our devices. Our single beds were comfortable enough but we could hear voices from the next room (plaster board) – even so we slept well enough. The place seems to be run by one person who served and made breakfast which was available from 8-9 am. In reality it extended to around 9.30 as not everyone could be served within hour. Some would find this narrow time frame restricting. Yogurt, fresh fruit, cereals, porridge, tea, coffee and juices with jams etc. The hot offering, freshly cooked, was bacon, egg, mushrooms, tomato, sausage and haggis. High quality food – very good. We enjoyed our stay – particularly the breakfast. Compared to say a Travelodge, it is very expensive. There also seems better value B&Bs. For us, all in all, we would look for greater VFM and would not stay again. 6 out of 10.
