Lovely stay
Really nice, pleasant, comfortable hotel. Welcome was good, room ample, toiletries provided, breakfast cooked to order.... in addition to all that it is less than ten minutes’ walk from the bus station, little more from the station and close to the edge of main sights (I.e. not far from Princes Street). All at a decent price for this whole package. I enjoyed being there.

A little gem in the heart of Edinburgh
The hotel itself is very central and within walking distance of central Edinburgh. It was quiet and had free parking Booking in was quick and we were made very welcome - much more personal than in a large chain of hotels The rooms are not large but more than adequate for your stay as there is so much to do in Edinburgh you don't spend hardly any time in your room. There was so much choice for breakfast including hot options beautifully cooked from order (none of this buffet style where the scrambled egg is so dry) and the kippers were very nice (you just have to give 24 hours notice but well worth it) All in all a very enjoyable and comfortable stay

Excellent, comfortable, and friendly hotel
Excellent place to stay. Friendly, welcoming owners make you feel like a family member. Comfortable, clean, and very quiet rooms (including front rooms). Fantastic breakfast - and great choice. Very good wifi. The location is very convenient. Within walking distance of Princes Street and other city centre attractions. Also very close to Playhouse Theatre, Edinburgh Bus Station, Waverley railway station, airport tram, many city bus stops, and loads of nearby restaurants, cafes, and bars. All this makes this an outstanding place to stay in Edinburgh.

Fab location
Friendly and quick check in, room size was great as it was actually a triple so a bonus. The hotel is a period building with great features so modifications are limited and some workmanship is questionable but everything worked. It’s not the most modern hotel with facilities and decor but that was top of the list for our trip to stunning Edinburgh. Good selection and service at breakfast, quality was nice. Very good cleanliness standards throughout. Location is spot on for a weekend break, walk into Waverley Station took 15-20 mins and I’m a slow walker it’s a lovely walk which we did many times both day and night felt safe always. Walking the other way you can find Vue cinema, theatre, restaurants, cafe and a few bars within 5 mins. PERFECT- we’d definitely recommend and would return.
