Needs sound proofing
Lovely people, very friendly and lovely breakfast, however, walls are paper thin and heat conversations and tv from both adjacent rooms!! Hardly slept a wink!

We stayed here for two nights. The beds were very comfy and the overall room was in a good clean condition. Lovely lovely breakfast all locally sourced and set us up for the day! Thank you so much.

We only stayed one night, but thoroughly enjoyed our stay. The room was clean, there was even a small fridge! Breakfast was very good and our host was excellent. Also the bus stop was close by.

Nice, cosy B&B, friendly, helpful staff
Located slightly away from city centre in a nice location of Leith...however well connected to it by bus route 12/16 & most importantly bus stop is just a couple of minutes walk away..very good pubs and restaurant around....will be spoilt for choice...we had our dinner at a nearby pub called Compass...and the other evening in Punjabi junction ...authentic Indian restaurant...both experience were of worth & recommended..the owner of the B&B Edna was very helpful and gave us useful information and suggestions...other staffs were also friendly and smiling...the hot breakfast was awsome and huge in portion.. Only suggestion is to put a full figure mirror in the family room just for ease and convenience...lack of air con was a bit of issue during the unexpected and unusual heat of Edinburgh....and remember before booking that the property does not have a lift...therefore, people with mobility issue might find it troublesome to get to the 1st floor with heavy luggage...not a problem for a young family like us though .
