    Horrendous

    My son and I booked for 5 nights, however we managed only 1 night of those, the beds were very uncomfortable, lots of noise, slamming doors, this is a place for groups of youngsters who want to party. Not a place for couples, families.

    Easy and central stay!

    The building was located really central and easy to walk to town. Free parking just on the road in front of the building but it gets really busy so we were lucky to find a spot! The service was really helpful and if you needed anything they would help. I thought we had booked a studio apartment by looking at the pictures online, but turned out it was just a standard room in a flat. This was fine but a bit disappointing as the photos are quite deceiving. Only downside was that the flat looked like it hadn't been cleaned since the students left, kitchen was clean but there were crumbs in the sofas etc. The building was also ridiculously hot. It was during a heatwave so understandably a little hotter, but they placed us in the coolest side of the building and was still unbearable. MY advice would be to ask for a lower level flat if you were to stay when it is hot.

    Flat very basic and to hot due to windows not opening. Kitchen basic and not much cooking trays/utensils. £3 per towel. Won’t stay again. Ok for students or stag nights etc. Not for a family or business trip

    Convenient, if a little hot!!

    This is the perfect place to stay overnight in Edinburgh, very affordable. However it is very slightly off the beaten track and is a fair walk to the City Centre, including hills. The staff are always friendly and knowledgable, however, there is one problem with Brae House and that is that because it is a concrete construction, the upper floors do tend to get extremely hot during the summer days and nights, and it is very difficult to control the temperature of the building - being student accommodation there is no air conditioning! Fans are provided but even so it remains a major issue here.

    Good location, fair value for money.

    We stayed for 4 nights during the tattoo and fringe. We booked last-minute and paid a reasonable price compared to other hotels in the area. The accommodation was fairly basic, the rooms are quite spacious and reasonably clean although dusty in some places. As it's normally a student halls it does lack some of the facilities you would expect in a hotel - bedding is provided but towels are not - we had checked before we got there so brought our own, otherwise they can be rented from reception. There's also no soap provided in the bathroom, although on our third night this was available to collect in the reception. Our room wasn't cleaned at all while we were there and I don't know if this would happen during a longer stay. The rooms are quite warm and there isn't aircon, but fans can be borrowed without charge and we were comfortable after this. Each bedroom is part of a flat so you have access to a shared kitchen and living room - we didn't take advantage of this as we were out with friends most of the time, but if you were on a budget it would be a good way to prepare meals. Tea and coffee are provided at reception and there's also a donation table where guests can leave or take spare food items and toiletries etc. Overall you get what you pay for so for the money we paid and the time of year I would say it was good value. The location is very good and only 5 minutes walk to the bottom of the Royal Mile. Parking is limited but free on-street parking is available nearby.

    It was good - clean room, secure, friendly staff, nice atmosphere. My mattress was very uncomfortable on the first night there, so I complained about this. When I got to my room on the second night there a new mattress had replaced the old one and it was very comfortable

    Alright for a holiday, not for important work

    It was OK, mostly clean, although the tops of the shelves and the wardrobe were dusty. The ensuite bathroom smelled damp, verging on mouldy and had no hand soap in when I arrived, the reception provided some on request. It was uncomfortably warm the night I stayed, so I couldn't sleep, this meant I spent the next day tired and uncomfortable, not what I needed when I had important work to do. Also a bit pricey, I've found much better for less on prior visits.

    AWFUL! Noisy,Hot,Uncomfortable!

    Terrible bed...old cheap mattress with springs almost poking through. Main railway line 100ft from one side of building and busy road (hill)15ft away from other side. Absolutely STIFLING HOT! Few small windows only open a crack...wouldn't be able to get out of them if there was a fire! VERY NOISY...door slamming starts 5.30am and continues til 2 or 3 am. Seems that no soft closures fitted to most rooms. EXPENSIVE for what it was and level of discomfort. Don't waste your money here!!
