Stayed with my husband for the Fringe. Really impressed with the room, we had a studio apartment so had a fridge, hot plate and microwave. The room was a decent size, lots of storage. The en-suite was small but fine, the shower was very good. The only downsize was that the bed was against the wall making it difficult for my husband to get in and out. Only two pillows provided, one each but asked at reception and were promptly given two more. The staff were lovely really friendly and helpful. No parking at the place but parking provided just round the corner, in a secure underground car park for £15 per night, something to factor in your cost calculations. Overall it was perfect for what we wanted

No housekeeping, noisy room
The staff was nice and friendly. Price is quite affordable. But the quality of the bed was poor and the rooms were dirty. My first room was too noisy until late at night so I asked to move after 4 days of sleepless night. That was on top of the fact that the bed was too soft. They DON'T PROVIDE HOUSEKEEPING. So if you stay for a day or two it's fine but for longer stay you need to reconsider. The first room had dirty clothes left there in one of the drawers. The second room I was moved to did not have much ventilation and the surfaces had a layer of dust everywhere. So cleanliness definitely can be improved. They do have a laundry room which was good.

Not great to be honest!
We checked in around 6.30pm and were given the key to our room but when we got there the room contained somebody else's belongings. Having gone down to reception they checked my name and said "well you should be in that room" it didn't fill me with much confidence that my belongings would be secure once I left my room. The room was OK it had almost everything we needed. Air conditioning or the option of a fan would be great! Also the place wasn't particularly clean. There was a huge dark stain outside our door which looked suspiciously like blood!! All in all an average stay but I wouldn't stay again

It worked for the weekend
A cheap place to stay when all you really need is a bed. But the plumbing made loads of noise! We heard every toilet flush and shower from the rooms around us.

Very convenient location, although a bit noisy at night. Double room was rather small and warm - fine for one person, but would probably be a bit uncomfortable for 2 people for more than one night. Only just space to walk round bed, or open a suitcase, but with lots of storage space to unpack into. Shower was too hot even on the lowest setting. Room was part of an apartment with 4 other rooms and a kitchen/living room. Good price for basic accommodation.

Simple accommodation with a handy kitchen
We’ve stayed here before and it’s perfect for simple accommodation for the festival. It’s student accommodation but the rooms are well equipped and the kitchen is pretty handy. The rooms can get quite hot in summer. There is a Tesco close by and it’s about a 15 minute walk to the Grassmarket area. We would happily stay again.

Good value for city centre
Arrival is at well organised reception area with friendly staff. Room was bigger than we thought and sitting area and table, as well as comfy bed and good kitchenette. Lots of places to eat within 10 minute walk including a steak house, great Swedish restaurant and a curry house. Tesco store just 2 mins away as well. Walk to the end of Princes St took about 15 mins so pretty central. felt safe at night to walk home and for the price it was a great city break location
