nice location, reasonable price. dust in room
+ Nice Location and Close to supermarket. + Close to JR Train Station + Reasonable Price - a lot of dust. unclean air when turn on the air conditioner. - Difficult to contact to the property for asking the check-in process. - the check-in process need to be provided as the fundamental without required to contact to the hotel directly.

Exceptional 10.0
We loved our stay at Grand Nishi Nippori First! The apartment was comfortably sized for a family of 4. It is well located between two train stations, a nice stroll to Nippori, and has a 7/11 and a little supermarket either side of it. The lift is teeny tiny, so if you have a few large suitcases you need to do a couple of trips but that’s not a big deal. The air conditioners really needed a clean but otherwise the apartment was clean. There are the basic cooking utensils and things like that which allow you to make a simple meal in the room. The staff were friendly and helpful. The area itself was great - away from the hustle and bustle of central Tokyo, you get to see more of city suburbia, but still close enough that you can easily catch a train wherever you want. We would definitely stay here again!

Good 6.0
Old, but spacious
Lots of room for a hotel in Tokyo. Looks old, though. Close to the train station, which is on a rapid line. That means that you have to wait for the train longer, but it takes you to Tokyo and Ueno faster. The building shakes/sways when it gets windy. I though it was an earthquake, but nobody was running out to the streets, so we just waited until it was over. Pretty scary, though. The funny part was a transparent door in the room that has a double bed and a proper door in the room with 2 singles. So you have to choose between privacy and comfort. Have no idea what the rational behind this design might be. Probably it may be accounted for by some cultural differences.

Great family guest house, Great location
We are a WA family with 2 kids, 5 and 9. First time in Japan and we stayed at this guest house twice. The location was ideal. Supermarket close by and train station about 700m and an easy walk. The nearest station, Mikawashima is ideally located to access the city and all it has to offer. We found getting around Tokyo by train a breeze, although the rail map does look a little scary at first.

Nice and quiet
Really nice and quiet place, covered all our needs. Its a 15min walk to station but the area is so lovely this time flies by like it was nothing. A lot of food places in a 10min walk distance.
