Great B&B in Portsmouth Historic District
The property is conveniently located in the historic district of Portland, close to Market Square and loads of great shops and restaurants in walking distance. Self-service check-in was very easy. There is ample parking available. The property is clean, well-maintained and secure. Highly recommended!

Comfortable, Convenient, and Classy
We never encountered anyone else on the property. Check in instructions were easy and the code to the door and our rooms was already programmed in. The bed was comfortable and the bathroom was very nice. All around, it was a very enjoyable stay and in really close proximity to many attractions in downtown Portsmouth.

Impossible to get support from the manager.
This was a regretful experience. The place is clean-ish if we ignore the fact that the sink was clogged when we arrived, more like slow draining, we stayed one night so we just needed to wait to be able to use it again. The location is unbeatable, and the property is nicely decorated. I didn't have problems with parking as the others mentioned, but then again, we only stayed one night (Sunday). My daughter describe the place as an Airbnb instead of a hotel, and as the manager rudely remarked, it is not a bed and breakfast as explained in their website (hard to know when we book thru this site), so don't expect to have breakfast. If you book and they give you room no.2 my advice is to cancel immediately. That room should be either an office or a storage room but it is not conditioned well enough to be a room for people to actually rest. Besides the fact that is 5 feet from the road, it's right at the entrance and just behind the station with the water and snacks. We couldn't open the door once without having to run into another guest and the loud voices were disturbing. Also, this is an old building, so don't expect sound proofing. The people staying right above you would drive you crazy with the heavy steps. They provide earplugs, the last time I used earplugs to sleep at an accommodation was at a hostel. I tried to communicate with the manager twice, then I got a message after we left saying they had read them; evidently, they decided to dismiss them.

Well Done
Very pleased with our stay at The Sailmaker's House. Good choice after not travelling for several months. It was very clean and because it has only 10 guest rooms we hardly saw anyone. Liked the self check-in. Can't wait to go back again when we can sit in common areas and enjoy the nice surroundings. Glad that they had the Keurig maker, the snack basket and carafes of water.
