Very nice find in convenient location
Located very near public transport and car park, all accessible via underground tunnels. Everything in the hotel seems very well maintained and clean. Facilities definitely exceeded my expectations for a hotel of this star rating. The bed was comfortable and I loved that it was set on a raised platform - this meant that we had under-bed storage and we were able to put our bags away and keep the room looking reasonably tidy. The spa / bath area was very clean and well appointed. There is a convenience store on the ground floor of the building and another store just a few steps away. Also, there are restaurants nearby. We did not see anything worrying but it seems to be an adult entertainment area, which shows at night.

Beware. Awful views in upgraded rooms.
Paid for an upgrade to a larger room. Can't fault the actual room, it was a reasonable size for Japan and clean. Bed was hard but wasn't the worse we had on our travels. The massive downside was we were put at in a dingy room on the 5th floor & unless you pressed your cheek on the window to look sideways, the only view we had was the air conditioner outlets from the other building, Very very dark and ugly.. I know Japan isn't cheap but one of the nights of our 5 night stay was £185 & for this price. I would have expected a lot better. Ruined the stay for me & didn't make my husbands 60th birthday very special. Breakfast was mediocre for westerners. If you don't like cake/sweet pastries for breakfast your limited choice was a fried egg that had the consistency of rubber and a boiled hot dog sausage. No bread or toaster. My advice is go find a hotel where you get a decent room for your hard earned money. If I could have got a refund and gone elsewhere I would have done so like a shot.

Lousy house keeping
The house keeping did a lousy job. Toilet didn't clean properly, still can see trash on the floor. The worst part is coffee cups never clean at all. Those left over coffee still in the cup and didn't clean, end up we have to wash and clean ourselves.

Very close to the Kyoto station (go out the back -the hachijo exit - and it's about 2 blocks away) Convenient for buses and trains. Decent wifi.

A value-for-money hotel
It’s a definitely value-for-money hotel. This is my second visit in this year, and will probably stay there again if visiting osaka. The room size is bigger (relatively) than those of the same price range and the hotel location are very convenient.

New Modern Hotel with great service!
New facilities! Spacious rooms! Professional staff! Sent items to hotel before our check in. Onsen was disappointing, more like hot water pool, no natural mineral or whatsoever. A 15min walk from Umeda Station, but can actually walk underground all the way to the hotel entrance (if you know the way)! Pharmacy right below hotel! Save all your shopping till last day if you stay here :) larger combined purchases have bigger rebate discounts! Be aware! For this price, and such a prime location! Would definitely stay again!

Convenient access to Osaka station via exit 11-43
Convenient access to Osaka JR Station via exit 11-43, about a 9-min underground walk from the train tracks. It's also connected underground to nearby Kita-Shinchi station. Once you take that exit 11-43 to street level, just look up and you'll see the hotel. There is a Suji pharmacy on one side of hotel and a Lawsons on the other. Facilities seem well-maintained and the bath on the 3rd floor is nice with one hot water pool and one sauna room. The entrance to the bath is staffed and they give you a locker key to keep your belongings secure. Before you enter, they can also explain to you how to use the bath (when to take off your shoes/slippers, wash, and undress). The staff were always helpful and polite. Note that if you are arriving via Shinkaizen, it stops in Shin-Osaka station so you will have to take a local train (or taxi) to Osaka station to get to this hotel.
