The room hadn't been cleaned, excrement in toilet. Windows were painted shut. No staff there to check in, no tea or coffee in the room had to walk to Waverley inn to get room key. After complaining, we were moved to the Waverley inn. The room there was acceptable! Dont book this hotel.

Room in poor condition. Complete lack of building security. Door to room had clearly been kicked in by previous occupant. Room unfinished. Rubbish skylight blind. Electric shower with poor water pressure and ineffective controls. No breakfast to speak of, despite promise of ‘continental’. Cheap as chips but price reflects quality of stay. Would avoid if I were you!

Hogmanay accommodation

Hotel staff was very helpful and very accommodating, we arrived very late and we picked up a meal from outside, the staff arranged a seating in the breakfast bar for us right away, very helpful this was. The room was very clean and also the beds spotless. At the time of visit, NewYear an eve we got the hotel for £62 for a family room, every where else was several hundreds. With this in mind you get what you pay for but we got a family run business that I would recommend no problem. Thank you staff at the Royal hotel

Hotel is in the process of being renovated. Our room was good; bathroom and shower were newly renovated. The only complaint is that it needs some exterior signage so people know where it is and some signs for where to go to check in.

Almost no cleaning from guest to guest, very dirty, old hotel with old inventory, very unfrieldy staff, we did leave the hotel as it was too dirty for us and found another instead, no refund from the hotel - do not book this hotel - you will regret it.

We booked for 2 double bed and one single bed ensuite room. But we didn't get what we booked as the receptionist told there was no family room left but in websites it was showing available. Since it was night we couldn't book any other hotel and we were left with no option other than go on with just a double bedroom ensuite. Whole night we couldn't sleep properly as we were 3 people in one bed.

Once you make a booking you get an email telling you to go to another address, no signage and had to call multiple times to find out where to go. Room had a bad smell and no hot water.

Simple no frills guest house.

This is a simple very budget conscious travelers guesthouse - no frills so don't expect any. Room was clean but table lamp had no bulb and shared bathroom. No heating in room so stay clear of Apartments in Winter. But it is relatively low cost at £75. Breakfast is tea/ coffee, cereal and toast. Hard to find as there no sign at street level

I truly want to attach all of the photos I took of this downright scary and filthy property. I can’t imagine how old the photos are that you have been provided or if they were even truly that property. I recommend removing them from your site altogether. Difficult to find the entrance as I couldn’t see any signs as it happens it’s the entrance to the snooker hall you need to take. Building is like a maze inside with room numbers printed in a4 paper with pen. When I got to the room there was a number of chocolate bar wrappers under the bed and a coffee sachet had been opened and discarded next to the kettle by previous occupant. Empty tablet packets in the wardrobe and no blinds in the bathroom.

Avoid it

For one the hotel is not even at the address that’s listed too. You have to go to another hotel to check in and then walk up the street to a building that is you know probably under construction on the bottom floors. The room I got said it had a TV well yes there was a TV in there, but it was not plugged into anything. It did not work when I plugged it into the power it had no signal the shower had no hot water. You cannot open the window at all. It was painted shut and I was sweating in the room because there’s no AC, but if there’s no AC, you gotta be able to at least crack the window, which I could not. There was a spider on the windowsill indicating no one had been in this room for months. There wasn’t even a lightbulb in the lamp next to the bed. All of this was hugely different from what the description on the page was it was anything but royal I tried to be nice and ask for a partial refund instead of a full refund but now that they’ve denied me, I will just call my bank and I will leave the review of how it truly went. No WiFi either. Advertised completely wrong

Wouldn’t stay here for £50 let alone £104

It took me a few trips round the block to find. Once I did, I had to find somewhere to park as was difficult to identify where the entrance was! The three shops underneath were closed down and the actual entrance looked to be for a snooker club (also closed). There was no one on reception, saw a cleaner & she told to me to ring a number. Once I spoke to him, I had to go to the ‘other’ Waverley Lodge to get the key and this is where the parking was and breakfast. Upon entering the small room, I was greeted by a squashed blue-bottle on the window. A few bits of rubbish on the floor as well as hairs in the sink and a questionable stain on the pillow. No hot water in shower! No one around to mention these issues to.

The rooms are comfortable and you can tell there have been recent upgrades to the rooms with the furnishings and decor. There are a few areas that you can tell the hotel is working toward fixing like the windows (which don't open easily) and the shower temperature (which was a bit on the cool side) but we found the beds comfortable and the accommodation quite adequate, especially for the price. The staff are very helpful and there is a number to access a person even when reception is closed. The location is a little challenging to find but if you find the location of the Waverley Hotel, beside the church, then you just need to go to the nearest busy corner and the Royal Guesthouse is on that corner. We found it easier to park on the street by the church but there is a parking lot. To identify the hotel, look for the billiards hall sign on the building, as the name is not visible but everyone local knows where the "Royal Hotel" is. The reception is on the second floor, but there is not elevators. I hope that they are able to revive this hotel back to its former grandeur as the city is quite a pleasant one to visit and very walkable with many interesting finds if you venture between the buildings and lots of good shops and character.

Sorry, but no.

I’m sorry, but the room was just unlivable. Sad condition in a classic hotel that has gone to seed. We took one look, and smell, and decided to find other accommodation. We left the key at reception, called the host and apologized, but said we just couldn’t stay. Also, very difficult to even locate the property, but the host was very helpful on the phone navigating us there. This property is more like a youth hostel than what we were expecting.

Disappointing

No heating in room, no TV signal so pointless TV in room, sign in room to say hotel in undergoing refurbishment and that management are aware of all issues. Seems to be coverall for general disappointing room. Bedside lamp in poor condition, shower takes 10mins for hot water to come through, no hooks for hanging towels/clothes up, lack of toilet paper.
