Very comfortable room with a pretty view. Right on canal which was convenient but loud at night. Room was well appointed, but a little tired (stains on counters, torn curtains). Breakfast is sub-par and coffee is from a machine and is not great. Good for a quick grab and go, but nothing compares to made to order coffee and fresh baked goods of local cafes. We enjoyed our stay nonetheless and the staff were very pleasant. Also it’s a central location for tourists. Good for getting all over Venice, but crowds made it slow to navigate to/from the hotel. If you’re going for the biennale, recommend a location closer to the main venues.

This boutique hotel is very difficult to find especially when Venice has a Regatta and the annual Venice Film Festival all in the same day which caused the ferry boats to re-route everything making it impossible for us to catch the ferry direct to the hotel. Other than wondering lost and hiking up over 10 huge bridges with our luggage which thankfully the super polite & handsome Italian men helped me with my bag over every bridge when we finally made it to the hotel the room was impressive with 30 ft. high ceilings with loads of Venice charm, huge bathroom and the breakfast in the morning is absolutely incredible full of Italian goodies and even a Cappuccino/Latte machine. The location is centrally located a block from St. Mark's Square. I can highly recommend this hotel.

This hotel was in a very good location - no complaints. Breakfast was good and the bar staff was lovely. There was a problem with the hand basin - it rocked! And with one of the rocks on the last evening, the back pipe became disconnected and instead of water going down the drain pipe, it came out over the bathroom floor. We were able to reconnect it and mop up the water. But our biggest problem with this hotel was we felt ripped off. Admittedly it was my fault - I booked the wrong 3 nights so we didn't arrive until the second night the hotel was expecting us. When we discovered the error and asked if we could book an extra night, we were told as it is high season, it would cost over $A1,000 for the extra night. We had only paid about $A430 per night for each of the other nights. So we ended up paying for 4 nights, one of which was extortionate. We could have declined and looked elsewhere but after a day of traveling it all seemed too hard. I dispute that the beginning of October is high season. If it had been 3-4 months earlier I could have understood.
