Neighborhood hotel. Small and quaint. NOT the resiv stay kyoto but a5 minute walk from busses and subway. Easy to get around is you don't want to use cabs. Neat neighborhood.

This is not a full-service hotel.
There are no staff available till the check-in time. It means if you want to leave the luggage, it is possible, but they would be unattended.
Japan is safe, but still, it is not the best procedure.
The room is large enough to accommodate opening up several suitcases and bags.
The bathroom was clean, but there was some dust on the vanity shelf that had not been cleaned up enough.
The location is okay; if you have many items to carry, calling a taxi is recommended for checking in and out.

Great, roomy property for a family of three. It was sweltering when we were in Kyoto so we wished the hotel was a little bit closer to some of the temples and shrines we wanted to visit. We found that we did quite a bit of walking and often taking buses to the same areas, away from the hotel. Overall those locations quite good and if the weather wasn’t so bad, I think it would’ve been fine.
The closet space is great and it is nice to have room to spread out. It would be nice to have something other than local channels available to watch on TV at the end of a long day — but that is a very minor issue. Beds were super comfy. One of the staff members we saw a few times was absolutely lovely. On the other days, the two younger staff didn’t really acknowledge us. I would really recommend this hotel for families.

Location is a gem.
The registration staff were very helpful and communication was effective. They successfully helped arrange taxi vehicles for our timely departure. The facility is a gem off the main thoroughfare. Taxi drivers are not always familiar with it so use a hotel card to assist on location.

Small apartment, not full service
Room seemed large, but was actually not well laid out. It was mostly a long corridor with bedroom at the end. Along the corridor were the toilet, bathroom and kitchen. The bedroom had maybe 1m around the bed, so there was nowhere to put our two suitcases.
It is not a hotel though. There is no housekeeping, no restaurant, and only a partially staffed front desk. They are apartments.
Biggest downside was that they cannot arrange Takuhaibin luggage forwarding (but they can receive). For this, they sent us to the local FamilyMart supermarket… however they only take small suitcases!

Excellent hotel. No complaints at all. The hotel is in quiet area, real Kyoto town feeling, but still easy access by bus (bus stops 3 minutes walk) to Kyoto station (3 route services) and Shijo-Kawaramachi, down town (1 route). Every 10 - 15 minutes service which is always on time. Subway station is close by as well (I can’t tell how long it takes as I did not use the subway.)
Three 24 hour open convenience stores within 3 minute walking distance. Seiyu supermarket is 10 minutes walk (open til 9pm) so you can cook your own food if you like in the hotel room easy. Cooking facilities are well organized. Kitchen is separated so You don’t see the kitchen from the bedroom. Bathroom is separated (bathtub/shower room and dressing room with wash basin) so you have enough space, the toilet is also separated from the bathroom. Bed, linens, pillows are so comfy. Pillows as I checked the make to buy the same for myself are made by a private company in Kyoto. Everything in the hotel room is with thoughtfulness. You feel Japanese “Omotenashi”. The reception lady is fluent in English, German, very helpful and nice to talk with. I have no hesitation in recommending this hotel.
NO ROOM MAKE UP SERVICE , MORE LIKE A HOSTEL INSTEAD OF HOTEL. ALSO WASHROOM WATER TAP TAKES MORE THAN MINUTES TO HAVE HOT WATER, A WASTE OF WATER DURING WAITING TIME. FRYING PAN IS BURNED. NO DINING TABLE AND WASHING MACHINE IS BIT INCONVENIENT. OTHERWISE REST ARE FINE, CLEAN AND TIDY.

This is a pretty good serviced apartment at a pretty good price. It was clean and had nice amenities. The room was great. The staff were all extremely friendly and helpful. The area is fine, not much in the immediate area but very close to downtown and midtown. Conveniently located next to Subway Station.
