No curtains so let all the light in through paper this. Blinds, half of which were broken so privacy was not possible. Bathroom was clean enough but bin was covered in crap at the bottom.

Stayed 2 nights in single room with shared bathroom. Very basic but sufficient room for my needs.Shared bathroom close to my room. Shower very hot and couldn't seem to reduce the temperature. Main issue was check in ...they wanted photo ID proof. This wasn't mentioned in check procedure, luckily l had an ID badge through work but a couple checking in at same time didn't and we're told it policy that they couldn't stay without Photo ID ...not sure if they got a refund .. probably not

Room was clean. Facilities adequate. Tea /coffee kettle provided. Kettle too biv for tap. 2 night stay but room was not cleaned. Hotel as advertised by the name situated in its own grounds driveway is a steep gradient. Bannister for steps from driveway to front patio worse than useless and in serious need of repair. DISABLED ACCESS NON-EXISTENT. Price was very reasonable hence the 4 stars.

We drove up the big hill to the hotel which was lovely and the room was basic but clean and had a great bathroom- no one bothered us at all and they had a swing outside which really made it for us as we are smokers. Thoroughly recommend and will be back

I have never felt less safe in my life and I'm 6"1 180lbs Male who does Thai boxing. The C word is spray painted in big letters on the carpark wall, broken wooden crates on the carpark, a lamppost completely pulled out of the ground. The guy checking me in was actually a really nice guy but needed to scan my licence and credit card which I've never had to do for a hotel in my life. I mean this with the greatest of respect to homeless people but This does feel more like somewhere to help people get off the streets for the night. 1 toilet and 1 shower between 5 -10 seperate rooms is wild - this is the "shared bathroom" I didn't even stay the night and left after 30mins as a group of guys who were talking like they regularly stay there were staring and pointing at my car. Lesson learned anything under £80 per night in Leeds is a risk. I have not been refunded for the room either

Excellent place to stay

Nothing bad to say. Room was tidy and clean few little niggles wire near the bed for aerial was hanging down but nothing I could complain about as a single room for the night. Nice that it was staffed all night and no noise issues. Excellent service in my opinion.

Outside of the hotel is very scruffy with litter dumped in car park and the outside seating area has broken paving. Whilst this a budget hotel and I didn’t have high expectations, first impression was poor. Receptionist very pleasant and helpful when TV not working. Room was fairly clean but decoration tired and broken window blinds behind curtains. Public areas had marked carpets and it all felt very

It’s the worst hotel I’ve ever stayed at, I booked 2 single rooms for me and a friend, he left at 4 am but unfortunately I had to stay longer in time to be able to drive.

Cigarette butt hotel

Have filled what was requested, but missed out the entrance was horrible, lots of rubbish around the car park, and so many cigarette butts everywhere , even rammed in a whole at the top of handle ( do have photos) and the room and bathroom housekeeping poor , plus broken drawer, night manager was helpful and got fresh bedding/ quilt were both disgusting and not clean, and food marks on the carpets raised so the room I do not believe had been cleaned ! Tiles and flooring also need a good clean.

Cheap if you only need a bed

I couldn't find a working shower, and it sometimes it wasn't clear which were bathrooms and which were bedrooms so I think I disturbed someone! My room was small, but comfy and I slept well, but it also smelt of smoke and there was no bedside light at all.

Difficult to sleep at night between 1 and 2am due to loud chavvs. Showers were clean but way too hot to use so had to have a sink wash. The hotel is good otherwise. Nice and close to a park.

Improving but still a way to go

Decor and condition of the room was a lot better than last time and great the little toiletries etc. But to have a Tea/coffee tray with 1 kettle unable to be switched on at the wall because it was behind the immovable wardrobe and another that didn't seem to fit the charging plate that was plugged in next to the bed... Would also help to have a means of getting drinking water either bottled and available to purchase or option for a carafe of tap water. Always had to remember to get some while I was out.

A Room in a big house

On arrival the parking area was full of litter . On entry to a big house I checked in which was fine . Made my way up 3 steep set of stairs to a small attic room . Supposed to be a delux single room . Nothing delux about it bar it had an ensuite shower and toilet which had turning space only . Very small , no use for larger people . Other rooms are shared toilets . Dirty carpets on the stairs as it is a free gravel carpark which needs work done , as in tarred. Single metal frame bed ok but not suitable for a hotel bed . The room was very small and needed a proper clean . Dust and hairs at boxing in at the side of the bed. Sheets need boil clean as had marks on them . Only booked 2 nights as I was working Nightshift . This is only a room in a big house that calls itself a hotel which it is not. It has potential but the owners need to spend money on it . Not for me I am afraid so I won’t be back .

Had to wait 90 minutes to get a kettle and then only after I asked a couple of times. The TV did not work and the picture kept going so it was pointless trying to watch it. Bed was on a slope so it felt like you were going to fall out. On a plus note it was clean and cheap.

During my stay, I encountered an issue with the heater in my room, which unfortunately remained unresolved despite my attempts to bring it to the attention of your staff. The lack of a functioning heater made my stay quite uncomfortable, especially considering the colder temperatures outside. Despite notifying the front desk about the issue multiple times, no action was taken to address the problem or provide an alternative solution.

Not recommended at all. Awful service and staff

It was an awful experience because i booked a single room for a friend who is homeless and he didn't feel well and it had been taken to the hospital. My friend was in hospital for 2 days and i didn't know about it because being homeless he doesn't have a phone number and he has problems with his health and he needed to be taken to hospital because it was an emergency. He didn't arrive to the hotel due to the emergency situation he didn't feel well while he was on his way to the hotel. This hotel refused to refund me the money £40 because it was an emergency situation. The person at the reception wasn't helpful and he wasn't friendly and nice to understand the situation i went through and i was worried for my friend because i didn't have news from him until the hospital called me the second day. I don't recommend at all this hotel and i highy don't recommend it to anyone. I am very upset i didn't get my refund because i did only a charity but this hotel made my situation so difficult refusing to give my money back that i deserved them to have them back.
