Room was clean, Janice is very welcoming and friendly, units all on ground level, area is very safe. This is not the Hilton but if you can do without TV microwave and refrigerator it is great for the price. There is a nice grocery store / deli / coffee bar right down the road. It is in a fabulous location for Franconia attractions!

It's just as the name says, Plain. There's no microwave or mini-fridge but a large & comfortable bed in a large rm. & quiet, even tho the interstate is close. There's a grocery store nearby that Kate sent me to, & the deli was more than adequate for my evening meal. I would definitely stay again.

Retro, clean, convenient, quiet.
This is an older motel with an authentic retro feel but was clean, comfortable and convenient. Note that some online sites say this place is permanently closed but it’s not; it has a new name, All Ways Inn. (The saloon next door is not currently open.) My family came for a fall hiking trip to see the trees in the state park and we all agreed this was lovely. There are other ski towns nearby that are very populated and commercialized; this Inn and town are not, which was perfect for a mental reset. No tv in the room and we were not disappointed. Everything was very clean and comfortable and felt like family with doors open and keys inside when we arrived. There is no “office,” the host saw us arrive and walked up to guide us and even gave us local suggestions where to eat and sightsee. The rooms have front doors and back for beautiful porch sitting, and the river across the street is a must see! Beautiful with trails and benches to watch and listen to the water flow. We are at two locally owned restaurants (Dutch Treat and Hungry Bear Cafe) and they were both excellent. They gave us connected rooms which was convenient. I would have liked a mini fridge in the room but that wasn’t a deal breaker. If we ever return to Franconia, we will stay here.
The new name instead of Plain Kate’s
Comfy rooms, front and back doors.
Retro historical motel/ Inn.

Great stay! The woman was waiting for us when we arrived and was incredibly friendly. The facilities are a bit old but the place was clean and comfortable and definitely worth the price

Visiting the area for the NH Highland Games in Lincoln. This motel is about 15 minutes from Exit 32 and only 2 blocks / 500 yards from Rte 93. There are a number of dining choices and a decent brewpub within 1½-2 miles. Rooms are very clean and well-maintained, but dated, with a 1970's look. Bed was comfortable. No television in our room, but we didnt care as we were there to sleep. Wifi works fine if you really need in-room entertainment.

Understand that the new owners are in the process of bringing a property that has been closed for several years back to life while trying to retain the iconic 1950s "side of the road" style.

This is an old fashioned, wonderful motel. It is exactly what it advertizes--clean, spacious, and with excellent lights, bed and chairs and bathroom. We knew that it would not have TV and we were very happy to read our books in quiet, comfortable serene setting. If you are looking for a restful place to stay and that is what you want, this is the place for you. We highly recommend it.
