Needs a bit of maintenance.
No plug in sink.
Water in shower not hot enough for us
It was a chilly night and the windows seemed to let the draught in.
Utilised the parking but was a bit confusing as numbers weren't in any particular order.

21 Aug 2026First room heater didn’t work, moved to a different room with wet carpet from mopping I'm guessing. I was charged double what my friend was charged for parking per night.
I checked in for her the first room hadn’t been cleaned strawberries all over the floor fridge was left open. Second room we were given we arrived back to was double booked with two teenager girl being scared at 1am then had to wait to be given another room until 2:30am.
Room had a good view of the city and security guards were very friendly is the only upside from my stay.

12 Apr 2026Well located apartment very close to city with tram stop on you doorstep. Views were great, front desk was always manned, staff were always courteous., security access was good.
Rooms were good but can be noisy as it is located on freeway. Didn't bother us too much but noise is obvious.
There is a handy IGA located downstairs which was very helpful.
I must point out that the gym is located in entrance foyer which we found wierd and uncomfortable.
Otherwise very nice. Would stay here again

27 Sept 2025There was no signage for Oaks Suites on the building, which made it very difficult to find to find the front desk. This was a stressful start to our stay. However, staff were very friendly once we located them and helpful throughout our stay.

9 Nov 2025Our apartment was tidy and the staff were very helpful. The location is ideal for getting into central Melbourne. The neighbourhood also has good cafes. What was particularly pleasing was how spacious the accomodation was, it was ideal with separate bedrooms at each end of the apartment If you prefer to do your own cooking, the kitchen is great. Overall, we were very happy with the set up, perhaps the one downside is it can be a bit noisy from traffic in the evenings, but then it is on edge of the inner city and we got used to it. We had read some poor reviews before arriving, but that was not our experience and we plan to come back when in Melbourne again!

14 Jun 2026This place is falling apart. The location is good, with an IGA, tram stop and station at the door; and it has great views towards the CBD. The size of the room is great.
But the place itself is basically at the level of international student accommodation and gig worker haunt, meaning it has been treated like crap for years - it’s dorm room levels of quality. A notch above backpackers, far, far, far below hotels.
The hallways stink, there are endless marks on the walls & carpet; the cabinet in the bathroom was barely hanging into its hinges, the shower-over-bath had chips in the tub and the chain winder for the blinds was so stripped of gears that they didn’t even bother attaching the chain any longer. Opening the blinds was a miracle.
We booked it for the washing machine/dryer combo, but even that was terrible - inside the machine was filthy with lint and debris, it threw errors and didn’t dry our clothes properly, leaving them stinking and needing to be rewashed elsewhere.
Oaks Flemington could be wonderful and the price was decent, but it’s clearly been left to rot. If you’re okay with staying in a dive or student accommodation, it’ll fit you perfectly. If you’re a working professional or seek quality - look elsewhere.

15 Feb 2026The room was fabulous - lots of available spacae, clean and tidy, and had everything we needed. Reception was polite and really helpful. Overall we had a great stay.
The only downside is the parking situation - particularly when departing as there are minimal spaces near the hotel to make things easy and just "pop in" to drop the key off. You need to park in the (underground) IGA parking which is a bit of a pain. The same goes when arriving - park in IGA parking then go for a walk to the hotel reception. I also found parking during the stay a nightmare - it took us 35 minutes to find our designated carpark as the paint with the number had rubbed off! Impossible to see and VERY frustrating.
Also be warned - there is no signage for the Oaks as the hotel is in the midst of changing name. It was confusing and again, took 15 minutes to figure out where I needed to go for the hotel entry.
I would still recommend staying here as the rooms and staff are fabulous!

24 Sept 2026Pleasant staff, clean amenities. Does need an update/refresh. Unfortunately the hot water didn’t work for me at 7am in the morning. But would stay at again if in the area. It only cost $140 for the night 1A2C so I’m not complaining as I’ve stayed at similar places with better reviews for more than this place.
