I really loved this experience of staying in a traditional house. I especially loved the pillow, it moulded to my body and was very comfortable. It was lovely and the staff were wonderful. I will stay again should I come to kyoto in the future

Very good house staffs ;) A 130-year-old traditional Japanese house with good refurbishment not far from the subway and Family Mart. It would be nice if there is an isolated toilet for each room.

Nice stay, Good Access to Subway
It was a nice stay, with a traditional bed set up on the floor. We were happy it was so close to the subway, and was also very close to Nijo castle. I wouldn't recommend the hotel if you have young children that would have a hard time being quiet because it is easy to hear guests in other room through the paper doors. The beds were a bit hard, and that was my only real complaint.

Basic necessities
There is only one cold shower, and 1 toilette without seating. For boys there is an additional toilette.
There are two facets on one stainless steel sink in the main aisle, much like a camping facility
The restriction on the check in time (4 p.m. to 9 p.m.) was somehow inconvenient to us.
The floor on the main aisle is all broken; all this for $200+ per night? not worth it

Time Trip to Old Japan
Staying at a traditional Kyoto Townhouse was what I had wanted and expected to discover. Gaining knowledge of the history of Kyoto buildings as well as its culture. Indeed exploring around Kyoto including temples and shrines added my fabulous and authentic Japanese experience. I appreciate Sanjojuku to help my researching about Japanese history as my interests.

Traditional and unique experiences
Warm atmosphere, traditional Japanese rooms and quiet accommodation are how I describe Sanjojuku in Kyoto. Sleeping on the futon is what I had never experienced and a helpful staff member made a Japanese bed for me. Next time I will show my mates the place. Thanks

Good for a once-in-a-lifetime experience
This was not my best choice! It is not suitable for a family, especially with young children. The place is too old, the walls are, literally, paper-thin, there is no TV and the toilet and shower room are both in the corridor on a shared basis.
Hotels.com says "Children (6 years old and younger) not allowed" I did not see this when reserving. The owner knew our son was 6, but did not write to tell us of this rule.
The room was not cheap for what is, or isn't, on offer, yet we were still asked to pay 100yen per person for use of a small towel.
The torch for visiting the toilet during the night shone for 5 minutes before the battery gave out. The wi-fi did not connect either due to the weakness of the signal.
The description on Hotels.com says that a "Cash deposit required" at check in.
This is very misleading. This guesthouse does not accept credit cards and you must pay the whole amount in cash before checking in.
There is no bath and there is no breakfast!
Why did we stay there? My mistake. I looked at the photos and fell for them.
It is a beautiful building, very representative of its era and is good for a once-in-a-lifetime experience!

Beautiful, tranquil room in a convenient location
We stayed in a room with its own miniature Japanese garden and loved the vibe. Really unique experience staying in a Japanese style room. Of course, that means more narrow spaces, sleeping on shikibuton (but there are foam pads provided for layering under and this wasn't a problem even for someone as sensitive to hard beds as me), limited sound isolation, and shared bathroom outside of the sleeping room. However, if you're okay with something a bit different, this can be a memorable and pleasant stay. Nijo castle (and subway station) is two blocks away and several art exhibition places are nearby. There's a decent and affordable noodle / curry eatery on the corner and several convenience stores.

Is a whole unique and charming experience
Great attention! The place is really old traditional kyoto style. For those who looks forward to an special stay, this would be a wonderful experience. Very next to Šanjo market and the train station. Also posible to rent a bike provided by the hosts.

the room was way too small for four people. In bad condition. We left after one night, the owners were not open for any discussion or to give a refund.
There are a lot of better places in Kyoto.
