Room was advertised as having a PRIVATE BATH. No manager on site; we called number stapled to door and no answer, just voice mail; we texted and they eventually (5 minutes later) texted back with info on how to get in and our room assignment. Our floor had five separate rooms, each locked. There was no private bath as advertised, rather a single small filthy bathroom with one toilet, one small sink and one dirty shower stall for 5 separate bedrooms (or 10 people). The room we were assigned to had a futon sofa with we urine left behind by a prior guest. It was disgusting!!! We left immediately and booked and stayed at another hotel that night (a Marriott Hotel). When we asked for a refund, the owner of the Wyman B&B said that we had spent the entire night there and eaten all of their food, and that the well-advertised shared bath was for only two rooms, even though it was the only bath for the five rooms on that floor. Also, rate advertised was $98.00 and they charged us $188.00. What a scam!!! Had to spend 2 hours on the phone with Expedia customer service and finally Corporate rep in the States to finally get a refund. Expedia folks apologized and said that Wyman B&B is a new property for them and they have no experience. Thank you, Expedia for taking care of this. Please avoid this property -- we ended up staying at a very nice, quiet, modern Marriott Hotel 15 minutes away (AC Hotel Marriott on Chestnut Hill Avenue) in a very nice part of town for $136.00

B&B over pricey hotels any day!
I loved this place. This was a business trip and I did not arrive at the B&B until 11pm. They had sent me an entry code, room number and room entry code via email so I was all set to get in. Upon arrival, it was not what I expected. It was a typical suburban street on the outskirts of Boston about 15-20 minutes away from the financial district. I was too late to get a parking spot in the house but I did find a spot right out front on the street. When I gained access to the house, it looked fine. It is an older house with creaky stairs but that is all part of the charm for me. The real surprise was when I opened the door to my room. It was beautifully decorated, warm and very comfortable. I felt like I was staying in a guest room at a friends house. Across the hall from my room was the kitchen where I had a good breakfast the next morning. I was joined by other guests who were all pleasant and nice to talk to. The house managers were very friendly and accommodating making sure we had everything we needed. I typically stay in hotels when I travel but this experience has altered my perception on hotels. I feel hotels are rather sterile and non welcoming. I literally felt at home in this B&B and was sorry when it was time to check out. Good job Wyman B&B - hope to be back soon.

Exceptional 10.0
Pay attention to the details of the different room types in the listing. The house and neighborhood are *very* quiet, which was nice. The property has off-street parking for a few cars, but we just parked on the street directly across from the building. The house is absolutely immaculate, and fans of Chip and Joanna Gaines will enjoy the farmhouse/industrial style throughout. Hot breakfast cooked fresh from 8-10 - pancakes one day, eggs another, Belgian waffles a third - with a selection of fresh fruit, cereals, toast, coffee & tea, etc. Guests have access to a full kitchen as desired, and there was plenty of room in the fridge for guests to store a few items. The host provides a list of a number of restaurants in the neighborhood, and somewhat adventurous travelers may find a cuisine they'll want to try - Greek, Ethiopian, Cuban, etc. Those looking for more traditional "American" comfort food like meatloaf and cheeseburgers will need to venture a little farther afield. There is a playground about a block away, with a water feature to cool down the kiddos, and a subway station about two blocks beyond that. (Check out the weekly pass on the MTA - it's cheaper than two 1-day passes, and parking on the waterfront downtown is INSANELY expensive.)

Teresa and Isaac were wonderful, and it was really great to spend time at breakfast talking with them and our fellow guests - who were from all over! The place was scrupulously clean, the food was good and the home was nicely decorated. One of the drawbacks for us were that the shower/tub, though it would seem to be a perfect place for a jacuzzi bath if you have time (we didn't) was not ideal for showering (we were in the suite with the private bath). It was also a little funky-looking with the hastily-cut holes in the curtain - not very eye-appealing. There was also a "plug-in" air freshener in our room - I'm chemical sensitive, so I unplugged it, but it left the smell. The room was really really hot when we checked in. It was also a bit strange not to have anyone to "check in" with when we arrived. Because we were given the codes in advance, we just came in, found our room (which was on the first floor despite the instructions we received saying it was on the third - a bit confusing), and that was that. Convenient, but a bit disconcerting. We didn't even meet our hosts until breakfast the next morning. All in all, it was a nice stay.

Good 6.0
This is not a B&B, it’s has beds and breakfast, but is more like a boarding house. When you enter, no one greets you. We did see the “innkeepers” but when they saw us walk up the stairs they closed the kitchen door which had a closed sign on it. No eye contact. I believe the B&B was overbooked. We shared a bathroom with another room, which I believe had 2-3 people in it, so 5 people sharing 1 bathroom. It was tight, when I attempted to use the bathroom downstairs, it was occupied. While waiting for the bathroom, I thought I would grab some breakfast, which was closed because it was full. 15 rooms and one picnic table for breakfast. This facility is cute and has been totally gutted. But cute is not everything and I would recommend going somewhere else.
